The vibrant Front Street District is located strategically at I-26 and Brighton Park Boulevard. This walkable downtown is open and growing with new restaurants, shops, offices and a variety of services plus gathering spaces for entertainment, nightlife and outdoor dining.
It’s currently home to a growing list of businesses: SCRA, Volvo, Aeterna Zentaris and Palmetto Primary Care, just to name a few. In addition, Starbucks, Carolina Ale House, Rainbow Child Care and CPM Federal Credit Union are open and thriving. Nexton Square, which is under construction and slated to open in 2019, will become a diner’s paradise with Taco Boy, Hall’s Chophouse and a select list of other restaurants on the menu as well as shopping and services.
Nexton residents, campus employees and the greater community will make regular trips to Front Street for day-to-day shopping needs as well as special events like concerts and festivals.

The Central Boulevard District has two miles of frontage on I-26 with access via exit 197 (Nexton Parkway) and exit 199B (17A). With over a million square feet of commercial space on 100 acres, the Central Boulevard District is entitled for mixed-use retail, office, multifamily and hospitality uses. This area features a proposed Town Center with destination retail, hotels, office, dining and entertainment. The Town Center will service the 10,000 residents of Nexton as well as an estimated 5,000 office workers on site as well as the greater Charleston community.

Anchored by a proposed Harris Teeter grocery store center and entitled for a million square feet of office and mixed-use development, The Parkway District is ideal for corporate headquarters and large-format office tenants. The Parkway District is situated along a four-mile stretch of Nexton Parkway which connects I-26 to 176 (Cane Bay) and is expected to have over 20,000 car trips per day at opening in Spring 2018.
The Parkway District features 200+ acres for commercial development use and 175,000 square feet of retail space. Several sites have visibility from I-26 and others are adjacent to Brighton Park Village with nearly 1,000 new homes and apartments. Additional parcels flank Del Webb Nexton, a new 1,000 home gated community exclusively for 55+ active adults. The Parkway district is also the proposed site for a new regional hospital.
