What is Nexton?
Nexton is a master-planned community in Summerville, South Carolina. Across 5,000 acres, it creates an interconnected blend of neighborhoods, walkable commercial districts, resort-style amenities and authentic Lowcountry living. Named the best master-planned community in the United States (three times, in fact), Nexton is still growing — with 7,500+ homes planned at full build-out alongside 200+ shops, restaurants and services.

Is Nexton part of Summerville, SC?
Yes … and no. Nexton has a Summerville mailing address. But except for some of the commercial areas near Nexton Square, the community lies within the boundaries of Berkeley County, not the Town of Summerville. So your address will say Summerville, SC. But your schools, county services and tax jurisdiction are all Berkeley County.
Where exactly is Nexton located?
Nexton is in Summerville, SC, just off Interstate 26 at exits 197 and 199. It can also be accessed via State Road (aka 176). It's about 30 minutes from Downtown Charleston and 25 minutes from Charleston International Airport, depending on time of day. If you're traveling on I-26, you'll see our exit 199, Nexton Parkway. How big is Nexton?
About 5,000 acres total, with roughly one third preserved as trails, wetlands, woods and parks. At full build-out, Nexton is projected to have 7,500+ for-sale homes across a mix of neighborhoods, plus 200+ shops, restaurants and services conveniently located in its commercial districts.
How many homes are in Nexton?
There are 4,000+ homes built so far, with 7,500+ planned at full build-out. New neighborhoods and phases continue to open, so the community is still actively growing.
Who owns Nexton?
Nexton is owned by North America Sekisui House (NASH) with Brookfield Residential serving as the developer. NASH acquired the community from Newland Communities, who acquired the property from MeadWestVaco, the original master-planner and developer. Day-to-day community life is managed through the LiveNexton property owners association operated by CCMC.
What school district is Nexton in?
Nexton is served by the Berkeley County School District.
Who are the builders at Nexton?
More than 10 builders are helping create Nexton’s residential villages, including: Ashton Woods, Brookfield Residential, Centex, David Weekley Homes, DRB Homes, New Leaf Builders, Homes by Dickerson, Pulte Homes, Saussy Burbank and Stanley Martin. Is there a 55+ community at Nexton?
Actually we have two of them. Del Webb Nexton is a gated, resort-style active adult community for residents 55 and older. Hammock Walk by Ashton Woods is another 55+ option within Nexton. Both offer low-maintenance living with neighborhood amenities and full access to the dining and retail throughout the community.
What are the HOA fees at Nexton?
HOA fees vary by neighborhood and builder. The HOA maintains common areas, parks, trails and community amenities. Certain neighborhoods have additional sub-association fees that cover amenities and services unique to that neighborhood. The fee schedule for all neighborhoods can be found here.

What amenities does Nexton have?
Miles of trails and pathways, acres upon acres of parks and natural open space, and enough dining choices to pick somewhere new every day for a whole month.
Certain neighborhoods have resort-style pools and pickleball courts, while others have disc golf, dog parks and playfields.

Can you use golf carts at Nexton?
Yes. Nexton is designed to be walkable and golf-cartable, with paths and connections that let residents reach shops, restaurants, parks and amenities without getting in the car. It's one of the things residents mention most when they talk about what makes daily life here different. (Note: State laws prohibit golf carts on multi-use trails, so please keep your carts on neighborhood streets where the speed limit is 35 or less.)
Who provides internet service at Nexton?
Nexton is served by GigaFi, a 100% fiber optic network that delivers speeds up to 10 gigabits. Nexton was South Carolina's first gigabit community, and SmartTown Wi-Fi is also available throughout common areas. For remote workers or anyone who depends on fast, reliable internet, this is one of the things that genuinely sets Nexton apart from most suburban communities in the region.

Well, it’s been named the best master-planned community in the United States three times already, so we suppose the short answer is yes. But maybe you’re wondering what that means on a day-to-day basis.
Nexton appeals to people who want the simplicity of a suburban lifestyle in a place that doesn't look, feel or live like a suburb. In Nexton, the walkability is real: restaurants, afternoons at the pool, long walks on the trail and daily errands are all perfectly and pleasantly doable without even thinking about your car. The elementary and middle schools are on-site and well-regarded. The internet infrastructure (10-gig fiber) is the fastest and most reliable in South Carolina. And the commercial side of the community keeps growing, which means living here is only becoming more convenient.
What restaurants and shops are at Nexton?
The thing about Nexton is, it doesn’t group all of the shops and restaurants in one secluded place. It’s more like the way towns used to be built, with different smaller or larger commercial districts sprinkled throughout the community. So living in any Nexton neighborhood, you have great stuff you can walk to. Right now, Nexton is home to more than 200+ shops, restaurants, services and offices. Nexton’s local restaurants include Halls Chophouse, Taco Boy and Page's Okra Grill, alongside a mix of regional and national brands. Downtown Nexton, The Marketplace, North Creek, The Hub and The Workplace are additional commercial districts that are part of Nexton’s broader plan.
Is there a grocery store at Nexton?
Right now, there are two. Harris Teeter and Publix, not to mention the specialty New York Butcher Shoppe, making everyday grocery runs genuinely walkable or golf-cartable for most residents. What's coming to Nexton in 2026?
Commercial development continues with new restaurants and services opening regularly. The biggest addition on the horizon is an MUSC Health hospital and an adjacent Medical Office Pavilion, which are now under construction. Obviously, having great healthcare this close to home marks a huge increase in convenience for residents. New residential neighborhoods are also continuing to open. How far is Nexton from Charleston?
About 25 miles from Downtown Charleston — typically 30-35 minutes by car depending on traffic. Charleston International Airport is also about 25 minutes away via I-26/526.
What employers are near Nexton?
Nexton's I-26 location puts it within easy commuting distance of Volvo, Boeing, Google, Mercedes-Benz and most major employers on the 526 corridor. The community also has its own business districts and has become a major employment center itself. Office and commercial space, including coworking options, are available for residents who work remotely or locally.
How far is Nexton from area colleges and universities?
Learning, from pre-school to post-graduate, is a cornerstone of the Nexton community. There are plenty of opportunities for higher and continuing education classes.
