Nexton Reports 2022 Successes, Announces Anticipated Additions for 2023

SUMMERVILLE, S.C. – February 1, 2023 – Nexton, the most innovative and walkable community in South Carolina, reported a successful 2022 that includes the addition of leading commercial space as well as new amenities and residential offerings. Ten years after breaking ground, the community is poised for growth on all fronts, advancing its status as a national model for master-planned communities.

“2022 cemented Nexton’s commitment to wellness, sustainability and diversity with excited additions that fulfilled our commitment and long-term vision,” said Nexton’s Senior Vice President, Development Brent Gibadlo. “Celebrating our tenth year in 2023, we are excited to further Nexton’s place as a leading innovator in community development across the U.S."

COMMERCIAL
Nexton welcomed a collection of world-class retailers and commercial entities in 2022, including:

  • One Nexton: In January, Nexton closed on 23.66 acres on what will become the first phase of One Nexton, a Publix-anchored mixed-use community that will also feature 37,500 square feet of retail space, a corner out parcel and 351 Class-A apartments. The first phase broke ground in October, 2022.
  • Downtown Nexton: Sharbell Nexton, the developer of Downtown Nexton, announced plans for Daybreak Market and Fuel, office/commercial condominium project Atelier Downtown Nexton, and The Ames at Downtown Nexton multifamily community and an AC Marriott Hotel. It also broke ground on the first phase of The Lofts Downtown Nexton apartments.
  • Serendipity Labs, an established brand of coworking and flexible office facilities, opened its second Charleston location in Nexton.
  • The Pickle Bar: A new restaurant, retail and recreation concept that combines the growing popularity of pickleball with a bar and restaurant, broke ground in July, 2022.

 

RESIDENTIAL
Nexton continued to provide a variety residential offerings and amenities to cater to all lifestyles and preferences.

  • 467 homes sold in four residential villages including Del Webb Charleston, North Creek Village, Brighton Park Village and Midtown.
  • The Villas at Nexton began preleasing in April. The community, which spans nearly 27 acres and will offer 282 single-family and duplex rental homes, is the first of its kind in the Charleston-metro region.
  • The Midtown Club, an expansive wellness center located in the heart of Nexton’s Midtown neighborhood, opened to members of the Nexton Residential Association in June.
  • SOLIS Nexton, a new 320-unit multifamily development developed by Charlotte-based Terwilliger Pappas, began leasing.
  • HGTV’s Rock the Block, one of the network’s highest-profile shows, filmed an entire season at Nexton featuring four homes in the community.

 

AWARDS + ACCOLADES
Nexton received several national and regional accolades for demonstrating its commitment to forward-thinking design and innovation:

  • Recognized as Community of the Year by Green Home Builder magazine.
  • Awarded two 2021 Best in American Living Gold Awards by The National Home Builders Design Committee for two categories: Mixed-Use Community and Green Community.
  • Recognized as the Best Mixed-Use Community by the Charleston Home Builders Association (CHBA) at the 2022 PRISM Awards. Nexton also earned this accolade in 2019. Nexton’s Model Row at Midtown homes were recognized as the most innovative in the region for model homes with select prices of $300k-399k and $400-499k.
  • Named Innovator of the Year by the Charleston Metro Chamber during the organization’s Honors Awards.
  • Recognized as #26 of the 50 top-selling master-planned communities in the U.S. by RCLCO Real Estate Advisors, based on year-end 2022 home sales.

 

LOOKING AHEAD
As Nexton closes another chapter of success, the community continues to set the industry standard for master-planned communities across the U.S. The following can be expected from the Nexton in 2023:

  • Dayfield Park, a new commercial property featuring office space and residential options, as well as retail and service providers will open later this year. Plans include The Goddard School daycare, HYLO Fitness for lunch-break workout sessions, and Go Dog, a pet daycare, boarding and grooming facility also featuring a bar.
  • The Hub at Nexton opens, featuring 88,000 square feet of medical office, retail, office, and restaurant space.
  • Del Webb Nexton will expand its amenity package with the addition of indoor and outdoor pickleball courts, a large gymnasium and a newly designed pool deck.
  • 10-Year Milestone – Nexton will celebrate the community’s 10-year anniversary in April.
